    To find the right tenant, landlords look at:

    Income.

    Eviction reports.

    Criminal background checks

    and detailed credit report.

  • Rental Criteria.

    Combined household income must be a minimum of 2.5x the monthly rent. 


    We will only use the 2 highest qualifying incomes in calculating the combined household income. The 2 qualifying incomes used must have: 


    1.    An average credit score of 650 +


    2.    No prior Evictions.


    3.    No open bankruptcies


    4.    No outstanding debt/judgement to
          any prior landlord.     


    5. No Section 8.        


    6. No Pets.

                 

    In order to complete your application we need the following documentation:


    A valid government issued ID for anyone applying above the age of 18


    Four most recent paystubs and 3 months bank statements (if you are paid weekly Six most recent pay stubs are required).

    Results from Smartmove.


    Property Owner Approval:

    Ultimately, the property owners can make final decision to deny or approve an application based on their own screening criteria.


    Each applicant needs to fill in their application separately.


    After Approval - What To Do?

    You must sign the lease and pay the following monies in either Zelle or direct deposit.


    - Deposit

    - First month rent.

    - Proof of renters insurance.
